Lee Arrowood was contacted by the seller of 10721 Red Barn Lane in Potomac, Maryland in late January 2025. He was interested in potentially selling the vast estate he acquired in 2021. The 10 acre estate includes two, five acre lots - the first with a one-of-a-kind custom built home and the second an additional 5 acre lot - and is reminiscent of the English countryside.
At the time of the first listing appointment, there were many unanswered questions - what proper pricing would be, the extent of repairs needed, what cosmetic improvements would best showcase the property without overspending, and the all important question of disclosure versus disclaiming. In order to properly attend to these topics, and get her arms around the various easements and systems on the property, but not miss the introduction of the spring market, Lee and her team implemented the 3-Phased Marketing strategy.

Ahead of completing market collateral and finalizing details, Lee wanted to provide early exclusive exposure of the property. Using only an exterior photo, property specs and floor plans, she was able to list the property as Private Exclusive.

With the largest projects complete, Lee strategically expanded the audience by moving the listing into Compass Coming Soon, as it was now in proper condition to be shown. This move into Compass Coming Soon allowed all agents and consumers to find the listing on Compass.com. Through collaborative events, agent networking, and the power of Compass digital advertising, Lee generated showing traffic from serious buyer prospects. As the property was still off market, she was able to fine tune details of the listing with the frequently traveling seller. Before she knew it, and just prior to our planned launch in the MLS, one of those showings became an offer! Leveraging strong market activity and multi-level plan to go in the MLS, Lee was able to generate an all cash, above list price offer with a 30 day closing.
